Client: Horizon Pointe, LLC, Lacey, WA.

Project Specifications: Horizon Pointe is a mixed-use master planned community in Lacey, WA, just east of the state capital of Olympia. With more than 1,500 high end, custom built homes, a school site, community park and neighborhood commercial pads, the project was comprehensive and challenging in scale.

Hatton Godat Pantier not only significantly revamped the original master plan to make the project more economically viable, but also supplied the following services:

  • End product planning
  • Site surveying services
  • Civil engineering services
  • Project coordination and management

Key Challenge: Horizon Pointe’s custom homes were designed with high end features, such as covered front porches with custom columns, exteriors crafted with cultured stone masonry and professional landscaping. But the overall project design needed additional work to take better advantage of site constraints and more effectively deal with local regulations affecting the stormwater runoff system and other project parameters.

The Point of Difference: “We re-engineered the runoff system to provide multiple uses,” said Jeff Pantier. “For instance, we took the drainage areas and incorporated trails, exercise stations and even soccer fields into the design. By approaching the master plan components creatively, we were able to deliver added value project wide in the form of reduced costs of access and road building, enhanced aesthetics, additional ‘green space’ and more extensive recreational opportunities.”
